Application Process
I. ID
A Driver’s license or State ID card must be presented in person to verify identity.
II. Income Requirements
Required income - must meet ONE of the following:
1. Each applicant’s gross income must be three times greater than the total rent of the entire rental unit (incomes may be combined if applicants have at least one year of shared rental history), including:
- At least 1 year of verifiable employment at current job or in related field; or
- Proof of self-employment from last year’s 1040’s; or
- Social Security: show check or statement for last 6 months.
2. A cosigner with good credit rating may be accepted, provided that he/she has gainful employment that pays four times greater than the total amount of rent for the entire rental unit. Non-garnished income does not qualify. COSIGNERS ARE ACCEPTED FOR INCOME PURPOSES ONLY. A cosigner will not cover other screening requirements, such as rental history or credit standing.
III. Previous Rental Requirements
At least 1 year of either verifiable home ownership or positive rental history for each applicant age 18 or older. Must be a real property rental.
IV. Credit Requirements
1. A credit report will be run.
2. Any collections that are not currently being paid will result in the denial of the application. Allowances may be made for medical collections.
3. In the event of a bankruptcy, any credit problems after the bankruptcy will result in denial of the application.
4. If you have a foreclosure within the last 7 years it may result in a denial.
V. Public Records
1. A public records and criminal history check will be made.
2. Past charges and/or convictions for offenses that we deem a danger to neighbors or the property may be grounds for denial.
VI. Pets
1. The animal must have 1 year worth of rental history.
2. ALL ANIMALS MUST BE APPROVED BY THE MANAGER.
3. Liability insurance in the form of rental insurance MUST be provided.
4. Applicants requiring aid animals (with written verification from a qualified individual) will not be rejected based on ownership of pet.
VII. Other
1. ANY INFORMATION THAT IS INCOMPLETE, INACCURATE, OR FALSIFIED WILL BE GROUNDS FOR DENIAL OF THE APPLICATION OR SUBSEQUENT TERMINATION OF TENANCY.
2. Each adult must fill out an application individually unless applicants have shared a household for at least one year.
3. Applicant screening fee is $30.00 per applicant, non-refundable.
4. ALL APPLICANTS MAY BE REJECTED BASED ON THE ATTITUDE IN WHICH THEY TREAT THE EMPLOYEES OF VALLEY INVESTMENT PROPERTIES.
